A. “REOhotshots” – shall
mean REOhotshots.com

“Professional Members”-
shall
mean all Real Estate Brokers,
Lenders, Service Providers, and any
other entities that have paid the
required user fee to access the
REOhotshots website.
C. “Individual Members”-
shall
mean all those individuals that are
prospective members and users that
access the reohotshots website.
D.
“Members” – shall mean the
Professional Members and the
Individual Members, collectively.
E.
“Website” shall mean the Website
provided by REOhotshots for the
Members.
TERMS
OF USE AND PRIVACY POLICY
By accessing, browsing, or using any
services offered in or through the
Website you accept and agree these
terms.
If you do not agree to these
terms and conditions, you are not

Website and you are to cease

e-mail address available to the
Professional Members.
Such Professional Members are
responsible for any future contact

make an initial determination if you

connection with considering and
acting upon your application. We may
retain your personal information for
a period of time, but only for the
purpose of providing your name,
address, telephone number and e-mail
address to our Professional Members,
with your consent, which is granted
through your acceptance of this
Privacy Policy.
We do not verify the accuracy
of the financial information you
provide and are not responsible for
any false and/or misleading
information you provide in the
application.
REOhotshots is not a real estate or
mortgage broker, nor is it acting as
a broker and does not make loans or
credit decisions in connection with
loans.
REOhotshots does not endorse
or recommend the products of any
particular real estate broker,
lender or other service provider.
REOhotshots is not an agent
of you or any of the Professional
Members.
REOhotshots’s services are
only administrative. You should rely
on your own judgment in deciding
which available Professional Member
best suits your needs and financial
means. The Professional Members are
solely responsible for their
services to you, and you agree that
REOhotshots shall not be liable for
any damages or costs of any type
arising out of or in any way
connected with your use of such
services. You understand that any
Professional Members who has
received your identifying
information and has contacted you
may keep the information you provide
to such Professional Member.
For example, if you submit an
application to a lender, such lender
may keep any information received by
them in the processing of your loan
request, whether or not you are
qualified for a loan.
You agree to notify any
particular lender directly if you no
longer want to receive
communications from them.
REOhotshots will have no
involvement with any services
provided to you by any Professional
Member.
The data and other information you
may provide REOhotshots is not, and
is not treated as, an application
for any particular loan or a
contract to purchase a home, or a
request to be pre-approved,
pre-qualified or any similar
concept.
REOhotshots does not
guarantee acceptance into any
particular loan program or specific
loan terms or conditions with any
lender; loan approval standards are
established and maintained solely by
individual lenders, nor does it
guaranty that a real estate broker
will contact you, or that you will
be eligible to lease to own a
residential real property.
Likewise, REOhotshots does
not guaranty that you will be
matched with any of the Professional
Members.
Any service provided by the
Professional Members may be subject
to market conditions, approval and
qualification.
Professional Members:
You
have paid a membership fee in order
to have access to names of
individuals whom you wish to contact
in order to provide services,
including but not limited to,
assisting them in locating a home
which they can lease to own, and/or
determining their eligibility for
and providing a loan for the
purchase of such homes. You will
have access to a database of
Individual Members who has submitted
an application through this Website
and who have, by agreeing to this
Privacy Policy, given us permission
to list their names on the database.
We do not disseminate any
information which we are not
authorized to provide.
We do not verify the accuracy
of the information provided by
Individual Members, nor are we
responsible for any false and/or
misleading information provided by
such Individual Members.
You are solely responsible
for contacting the Individual
Members.
Once you have been provided
the contact information of any
Individual Member, any future
contact, application, verification
of information, determination of
eligibility for any program, loan,
etc. for the Individual Members that
you provide shall be your sole
responsibility.
You
agree that REOhotshots shall not be
liable for any damages or costs of
any type arising out of or in any
way connected with your use of any
information provided to you in this
Website.

We do not knowingly collect
personal information from children
under the age of 13.

REOhotshots is not engaged in
Real Estate Brokerage business, or
the Mortgage Brokerage business.
(d)
None of the information
contained herein shall be construed
as legal advice, nor shall the
operation of the Website by
REOhotshots be construed as the
practice of law.
Should
any Member not fully understand the
contents of any of the materials
contained Website they should seek
competent legal counsel.

REOhotshots is not responsible for

ERRORS AND DELAYS
REOhotshots
is not
responsible for any errors or delays
in responding to a request or
referral form caused by, including
but not limited to, an incorrect
email address provided by you or
other technical problems beyond our
reasonable control.
DISPUTE RESOLUTION
a)
Any claim or controversy arising out
of or relating to the use of the
Website, or
the
goods or services provided by
REOhotshots, or to any acts or
omissions for which you may contend
REOhotshots is liable, including but
not limited to any claim or
controversy as to arbitrability
("Dispute"), shall be finally, and
exclusively, settled by arbitration.
The arbitration shall be held before
one arbitrator under the commercial
arbitration rules of the American
Arbitration Association ("AAA") in
force at that time. The arbitration
shall be venued in
Baltimore City, Maryland. The
arbitrator shall be selected
pursuant to the AAA rules. Should no
AAA rule regarding the selection of
an arbitrator be in effect, the
consumer shall select an arbitrator
from a panel of arbitrators
acceptable to REOhotshots.
b)
This agreement provides that
all disputes between you and
REOhotshots will be resolved by
binding arbitration. You thus give
up your right to go to court to
assert or defend your rights. You
also give up your right to
participate in or bring class
actions. Your rights will be
determined by neutral arbitrators
and not a judge or jury. You are
entitled to a fair hearing, and the
arbitration procedures are simpler
and more limited than rules
applicable in court. Abitrator
decisions are enforceable as any
court order and are subject to very
limited review by a court.
OTHER TERMS
This Agreement (which hereby
incorporates by reference any other
provisions applicable to use of the
Website, including, but not limited
to, any supplemental terms governing
the use of certain specific material
contained in the Website, shall be
subject to and construed in
accordance with the laws of the
State of Maryland, excluding its
conflict of laws principles. If any
part of this Agreement is determined
to be invalid or unenforceable
pursuant to applicable law
including, but not limited to, the
warranty disclaimers and liability
limitations set forth above, then
the invalid or unenforceable
provision will be deemed superseded
by a valid enforceable provision
that most closely matches the intent
of the original provision, and the
remainder of the Agreement shall
continue in effect. A printed
version of this Agreement and of any
notice given in electronic form
shall be admissible in judicial or
administrative proceedings based
upon or relating to this Agreement
to the same extent and subject to
the same conditions as other
business documents and records
originally generated and maintained
in printed form. All rights not
expressly granted herein are
reserved.
